Developing the new Enterprise Building (EB2)

The latest addition to the Hub’s 24,500m² 4-building property portfolio sees the development of a new 7,600m² multi-tenant building directly across from the existing plaza between the Innovation Centre and Enterprise Building 1.


The new office building, called Enterprise Building 2, is currently being undertaken by The Innovation Hub itself and will meet the growing demand for office space from within the Hub. The 7,600m² 2 storey office establishment, which includes a new incubator building, commenced in January 2009 and will be completed by mid 2010.  

This stylish office building is situated on the site directly north of Enterprise Building 1 and is part of the Hub’s ICT cluster. The office building, which includes a lettable area of around 7 600m², consists of a multi-tenant A-grade office space with market related nett rentals of around R135,00/m²/month on occupation. Basement parking caters to 370 bays whilst 90 bays are to be located within the building’s internal courtyard. A generous parking allocation of 5.5 bays per every 100m² makes this office building an attractive option.

The architects, a collaborative effort between the award-wining M-Architects and Naren Mistry Architects, will create an ideal working environment where the perfect balance of office space, landscaped gardens, circulation, balconies and patios has been achieved. A pleasant internal courtyard will be developed anchored by a restaurant area set within a pleasant park-like environment.

“We’ve even introduced 3 meeting rooms close to the restaurant area where tenants and their visitors can hold their meetings within the park-like area; we believe that these spaces will prove to be very popular judging from the amount of meetings that are actually held at Europa itself” says Thibi Matshele (the Hub’s newly appointed COO). Another design innovation is that each tenant will be able to have its own unique “address” through a system of lobbies which would separate them visually while providing efficient and immediate access for their visitors.

The project manager, Khiara Amaidas of ARUP-HPM (Technical Advisors to the Hub), is also confident that the building will incorporate a number of sustainable design features and elements that will have immediate positive impacts on both the internal and external environment and ecosystem. The intention is also to have the building green-star rated by the Green Building Council.

Contemporary style and architecture blends well with the landscaped gardens as well as the manicured plaza and restaurant area framed by the office wings.  Rentals are available from August 2009 at R135.00/m²/month.  For further information contact Paul Bisogno at: pbisogno@theinnovationhub.com
